A green belt land evaluation in Worcestershire resulted in rather disappointing news for a potential luxury building plot purchaser.

The land was pre-purchased before instructing the relevant research to be undertaken in the belief it had potential as brownfield land development but unfortunately agricultural land is excluded from the definition of previously developed land in the NPPF 2021.

This highlights the importance of obtaining professional advice before any such purchase.
